Why water damage happens here, even in the desert
Mesquite gets little rain, but when it comes it often comes hard. The city's own history describes how a heavy storm "at any time of the year can turn the Virgin River into a raging torrent," and in June 1882 afternoon thunderstorms broke the settlers' canals in fifty places. In January 1910 the river flood at Mesquite was nearly a mile wide, and in January 1989 the failure of the Quail Creek Reservoir dike upstream sent floodwater down the Virgin River to the Highway 170 bridge in Mesquite.
Most calls are less dramatic: a slab leak under a tile floor, a water heater that lets go, an AC drain line that backs up during a long summer, or a monsoon storm that pushes water under a door from a nearby wash. The common thread is speed. Water that sits in drywall, cabinets and baseboards for a day or two is much more likely to turn into mold and bigger repairs.
If you live near the Virgin River or a wash, check the city's FEMA flood map and your insurance. A standard homeowners policy usually treats a burst pipe differently from rising floodwater, which typically needs a separate flood policy.
While you wait for help
- Shut off the water at the main valve if the leak is from a pipe or fixture.
- If water is near outlets, cords or the electrical panel, stay out of the area and turn off power only if you can reach the breaker safely.
- Take photos and video of every wet room before anything is moved. Your insurer will want them.
- Move rugs, electronics and valuables off wet floors if it is safe to do so.
- Do not use a household vacuum on standing water, and avoid touching sewage or soot with bare hands.
- Call your insurance company to open a claim, then let the restoration provider document the damage.
